I think #5 (rent out if you move) for me would depend on how much capital gain I'm sitting on (i.e. the 500k exclusion). Might not want to miss out on that, plus I may need to use some of my equity for the next house. At some point, that won't be necessary because my wife and I have been saving (sorry PC! <g>) and the equity continues to grow.

Also, perhaps when my kids are older I wouldn't mind being a landlord, but for now, I don't have enough time for the projects around the one house!
