Thanks for responce, interesting you mention TEN, I recently established a position in it. Another one I am examining is KEA. You may want to tak a look. It has taken on water due to the "y2k" slowdown but it is rare imo that you can buy into a software company at ~1x sales ~15x earnings. For safety, I usually enter these postions as buy writes to give further protection on the downside.

In terms of CTZ, I am anticipating either an earnings miss or an announcement of a slowdown as the higher rates cut back on the refinancing volume. (I did not mean high rates, just higher than over the past 12 mo) If this causes a selloff, I will be in as I agree with you, good business, good returns, decent dividend and most importantly, getting to a fair price.
