Pretty sure I'd prefer a noogie. And you gotta get close for that. You may need some completion timetable? With a guarantee? Penalties. The house ordeal. Your paid price doesn't seem far off, and you are right about the appraisal either verifying or negating it. You're in the drivers seat. But you ALWAYS need leverage to get work done. Is the work going to be inspected by bldg permit/officials?
