I drove by, and talked to the workmen. The main guy was sweating copper fittings for the new A/C compressor. The second in command was hammering something. I walked around asking questions, and he assured me that they would be done with what they were paid to do in a few days.
I think I've got the leverage I need. When we went to the open house, the owner walked us through telling us all the things he was gonna do. Which would be worthless, but he had a two-page printed flier with his business card attached, describing what more he was gonna do. And I've got two copies of the flier.
The guys doing the remodelling haven't been paid to redo the brick patio, or clean up the yard, or fill in the holes in the hedges, but the owner promised that would be done, so someone is gonna have to do that. And they still have to remortar the chimney, lay the hardwood floors downstairs, and convert the carport to a garage.
The settlement attorneys are friends of mine, and I gave them the heads-up that the work may not all be done, and they're ready to work with me on this. They're expensive, but tough characters, and trustworthy. An escrow account to cover the work that isn't done may be all that is needed. |
