From the way it sounds, if you have room on your lot and you can get a permit, I'd look in to having a garage built say 6 feet from the house. Vinyl sided, truss peaked roof, 2 car with a concrete floor used to go for about $5,000 around here. The carport sounds like it's about due to be torn down.

How much did he claim to have paid to have the carport converted? Using his own figures you can ask for a rebate for that amount and later build what you want. He probably inflated what he said he'd paid.
