Well, just logged back on after talking to our agent. Of course she doesn't want us to nickle and dime the guy to death, she wants the deal to go through and she "believes" he will do the work, etc., etc., etc., blah blah blah.

I am preparing a professional quality Sales Contract Addendum which tracks the one my pricey real estate attorney used to get us out of the last house for about $1,400 in legal fees. I am going to spell out in excruciating detail everything we want done, as per the home inspection, and hold him to the 7/23/99 closing date. I will especially demand that he pull permits and have county inspections.

We can't just "walk." We have to give him the addendum and let him decide whether he does the work or not, and let him sign off on it or not. If he does, fine. But no tickee, no laundry.
