Well my point on the housing situation is that 20,000 are not on the market at once. If they were, they would rent for much less. Most of the people that live near me (San Mateo) bought well over 15 years ago. They pay almost no property taxes and will stay in their homes forever, therefore, there is no supply. Once in a blue moon somebody decides to take profits and move out of the area... not often, it is not in their best economic interest to do so. Its the exact same situation we had with internet stocks prior to May, no fundamentals just supply and demand.
