KS, I am beginning to have some hope that REITS have truly bottomed. One of my worst performers NXL was recently upgraded to Outperform by Salomon and to Strong Buy by Alex Brown. All of the REITS I am following are moving up and doing so into a generally declining market. Of course if this isn't the turn, the 7-9% dividends sure make the wait a lot less painful. (GG) For now I am staying with the most conservative REITS from with a defensive stance on the market. James
