scott, although i strongly feel with time eeln will do great, for the time being they prob. will suffer...i too like this company but i am a realist also...with mortgage lending rates above or at 8% for the first time in 2 yrs, this will cause prob's with refi's and new loans...and greenspan wont help much either on 8/24...although i no longer own this stock, it has been painful watching this slide...personally, i dont see a significant recovery til next yr, but i hope i am wrong....goodluck to ya. mact
