kenneth, do u currently have a 30 yr mortgage at 10% or something?...lol...while ur points are quite valid, we have heard them all before on numerous occasions...eeln ever do anything to u personally?...we all undertsand that interest rate hikes and lending rates above 8% hurting this sector bigtime but why the constant negativity?...if ur short...fine, but constantly bashing this stock isnt necessary...if ur correct in ur assessments, then things will take care of themselves for u.... we here at SI do not make enough difference to move this stock for u in either direction...i dont own this stock anymore, but i also dont have the need to "rub it in" either...jmho. mact
