Mike, some ideas

I haven't looked much into the numbers, like revenues, utilization, income, or considered how ownership might be shared. It's possible that the company will negotiate better participation than 50% of 30 - 40% for 5 - 7 years. There's no Indian Gaming Regulatory body telling owner/operators how much they'll get and for how long. It's also possible that some of these large integrated theme/entertainment/amusement/hotel/marina complexes produce large revenue streams. If you look at Cedar Point: cedarpoint.com
which is about two hours away you can see they've got their fingers into a range a developments connected with the park. I've heard that utilization is typically several tens of thousands. I'm sure you already saw the link the SixFlags, sixflags.com which is another group doing this kind of thing.
