Batra was/is batty. At the time the treasury offerings looked damn good to the Japanese. The yields were WAY above what they could get in Japan. That's why during most of the 80s they were buying RE for such exorbitant amounts. A commercial building that may have sold to a U.S. or Euro investor for $60 million were being purchased for almost double by the Japanese because the percentage cash flow they were satisfied was as much as half as that sought by Western investors. Batra overlooked that small detail...
