Don't really have time to poke holes in your note, but the problem of opening offices next to each other is that the managers are leaving as their commissions dry up due to the added competition. 5-10 mile radius?? You believe that crap?

Good luck with your investment. The managers have been splitting, the numbers are bad and the price is only down from here.
