Mile, I did not think that the reit was particularly bullish. Why pay $90 for $6 to $8 in 2002 to 2003 might be a valid question. Unless they show that by that time the remaining growth rate is still in the 30% plus, they must make a stronger case, IMHO. It is quite possible, however, that they assume the market will forever have a 30 plus PE on the S&P. I doubt this assumption is correct. Zeev
