Depends on the area but around 450. There is a piece of doo doo right next door that needs at least 100k in fix it monies to make it acceptable. On a busy street next to a creak. 465k. I'm moving out of the area. My Dad just sold his place and it wasn't even on the market. Someone just knocked on the door. In a retirement community and he banked 65k in two years. Gotta love that.
