I know it is. I was being conservative. I bought my house a couple months after the rental and guarantee they are both up in excess of 30%! I jacked the rents on the rental over 20% when the lease turned over on 8/1/99, used a sign in the yard ONLY and for 2 days, and had people begging me to rent it for the 20% hike (which was about 15% under the market). I raised the rent on my detached garage apartment when I bought my home by 20% over what they were paying the year before, and raised it ANOTHER 20% on the renewal 10/1/99!

I am in FL, but know of similar experiences in NC, GA, and OK.
