The lease rate for the almost quarter acre of land should be related to the local market for similar leases. Do you know the value of the land if it were sold? Try to ask a local real estate broker for advice or an appraiser. Try to ask AMT to give you more information. They probably have many similar situations where land owners are concerned that they are getting fair value for the use of their land. Make them show you justification for their offer and then try to get an opinion you can trust about their offer.

$350 per month = 12*350 or $4,200 per year. Is the land worth (4,200/.1)= 42,000 to (4,200/.05)=84,000 per quarter acre? Sounds like a pretty good offer from AMT. (IMHO) I do not have enough experience to help you. Get some local advice.
