hello scott and all:

scott, just waiting on the values to come back. don't know what the hold up is but it sure smells badly. hopefully they'll come in by 11/15. tax loss season might cause us to want them to wait until next year. we'll find out soon, even though it won't feel that way..... back to hibernation, buddy.
