Hi Charles,

Thanks for responding to my post. I nibbled a little before ex-dividend week for 1000 shares at $8. I am adding significantly more, just not sure when.

You are correct about adding a little at a time. And I concur, there just can't be much bad news left to be absorbed. Just waiting for selling to subside a little before adding more. Maybe maybe tomorrow morning. Would like to see a bounce off of $6 though (to the upside) before nibbling again.

But at this level, I think a 15% yield will be real tough to beat for the next several years. I suspect MT shareholders at this level will OUTPERFORM the SP 500 for many years to come. Just a little nervous to add today. I just don't see any need to hurry.

What I would like to know more about is these nursing homes run by SUN. How much of MT's revenues is that? What's the most likely scenario concerning this nursing homes? Is it the residents get moved to somewhere else and this properties become worthless? .... What's the value here!

Bottom line ... What's the value. Given the hotels and everything else. It's got to be worth at least $9 a share in my very uninformed estimation (still trying to figure this REIT business out). And at what point does someone else come in and break up this party.

Thanks again Charles,
