I don't have a full service broker (use fido). Had full service long ago but they cost me a lot of money I figure. In your case, it appears that the broker failed to communicate with you to find out what your expectations were. REITs are (were?) still in a downtrend so he should not have put you into the stock if he did not make it clear that it was in a downtrend. He did put you into a good value stock in my opinion. It will take time to realize the value.

The payout rate is not warranted but must by law payout at least 98% NOI. Someone please correct me if I am wrong about this.

note that FFO is higher that NOI
