Mark: Thanks for the clarification. I usually try not to use emotional words like "drove" unless I'm trying to make a point. In this case it was a slip. I'm a Washington Area native. I'm now looking for a place on the bay, to go into semi-retirement and to dock my son and son-in-law's fishing boats, and a small sailboat for me. Chelsea Beach is the current target area. If this stock starts moving in the right direction again maybe I can afford what I would like, not what I can currently pay for. Regards, Carl
