Will you take 146? I remember you thought Sun had to hit 150 next year to justify the buyout of Forte given Forte's growth potential. How do you feel about 146 this year? Are there any other companies you like? All the best.

P.S. I've started my search for Casa Forte (even in the crazy home market of the Bay Area).
