In late 88, early 89 when CA real estate peaked, employment was much weaker in CA than it is now. And even then, it really wasn't until early 91 when real estate prices started to decline, because of the build-up of inventory. I feel that gives us at least a two year cushion on RE equity, which should also allow us west coast folks to continue trading stocks without external pressures. I also have rentals in Austin TX and the employment/housing market there is better than ever. Hey, are you retired yet?
