Not all developers are bad. My development has enough natural habitat left (and it will stay that way as long as I have control of it )that we have turkey, deer, geese, etc. feeding all through it. The lake which runs through it is strictly catch & release. Hell, one more good pop with Q and I'll give it to the critters, I'll let my money work for me instead of visa versa. I quit, want to fill some dreams of my own. Sorry about the bad impression they left you with, Coonaz
