Borland Campus sold (with lease-back) for $47 million - $2.5 million reserve for improvements.

One comment, one question:

Comment: This is great news. The Borland Campus has been slowing down Borland for a long time. The maintenance and upkeep costs of this facility are enormous. Leasing from a professional real estate management company should save the company a bundle and add to increased profitability.

Question: $47 million (really $44.5 million) seems like a pretty good price. Does anyone know what the tax assessed value was on that facility? A quote in an article I read last week (regarding the CORL/INPR merger) valued the campus at $91 million. I'll be curious to see the adjustments to the balance sheet and see what the carried value was.

In any case, I'm glad they are getting out of the real estate business. They still own the "old Borland" facilities. From the information I was given from IR last year, they were good investments. No olympic sized pools, basketball courts, etc. to maintain.
