I would disagree with your opinion of property owners/Developers.I work for the largest property Developer in Dubai and prior to that, the largest property developer in Orlando.You must think what property is there in Dubai,but you have to see it to believe.
Since this subject is part of my day to day work,We are currently looking at implementing various Energy Saving programs for a number of our commercial properties.The above system deals with every Electromechanical component in the building.The older the building the more inefficient your consumption, due to the fact that equipment lose their optimal performance as they get older and hence higher maintenance cost.
The dilemma we face is that contractors to name a few like Carrier(principal supplier) and Mitsubishi Elevators have a Monopoly on maintaining their equipment after installation which is a much higher margin business than the actual initial sales of the equipment.Why the monopoly,because they withhold the relevant electrical drawings and operating codes of the system.They also make it very clear, that should we change things on our own accord they will not be able to guarantee the system.
My dilemma is do, I want to play Russian Roulette with millions of dollars of equipment and initiate changes without the consent of the original Supplier.
