I liken buying EGRP at these prices as to like building a dock.

If you build the foundation slowly and securly (ie let the pilings sit and set in before continuing, you will have something that lasts practically forever.

I built a dock with my grandfather in Mississippi back in '82. It took a whole summer to do it right. That dock has survived numerous hurricanes and is still in great shape and is the envy of the neighbors. During that summer we saw many people build their docks in a weekend or two, but they didn't survive the first rain storm.

Acquiring EGRP now when its building a foundation is very comparable. In the long run you will be greatly rewarded.

I have spent many afternoons kicking back on the dock contemplating life, etc. It's a quiet restful relaxing place to fish, swim, or just talk with a close friend. The dock is a classic L with the long end parallel to the shore. The inner cove it makes is ideal for helping young kids get used to the water as well as let you keep an eye on them...

We did the whole job with the aid of no power tools. it was all done by hand. But the quality was pretty decent being that it is still there and in great shape...
