I know some people who invested in one of these before it went public and they did quite will. You may want to check out the Cogent JV with MFNX. From my quick read of this announcement they appear to be the ones who "get it". The are offering service 50 to 100 times current T1s at a fraction of the cost to class A office tenents. The other riser biz models are mixed with 2 faults. First their is a capture the tenents mindset. While FCC regs prevent landlords from giving an exclusive to any one carier, they can treat their strategic broadband partner as a "preferred" service provider and only advertise their serices in the building (read over-charge for access). Second, a couple of these companies are still wed to legacy systems/carriers/technologies and have neither the mindset or economic incentives to upgrade sevices. While the models could and will work on a short term basis, frustrated tenents could vote with their feet. I suspect that most of these companies will be sold to CLECS as portfolios of business clients. I believe ARCC is now marketing quest services. I would also watch out for competition from both the Fixed wiresless cos that can market to tenents and later other wireless access (HDR and the like) for less broad band intense users.
