Need former mining Shell: I own offertolease.com. Could work like Priceline.com except for leasing office space. Site is under construction. If you know what building you want to lease, you can use offertolease.com to make your office space deal. Offertolease.com's real estate brokerage firm will contact the developer and present your offer. Make me a deal! Please call me at me at 416 948-2001. Or alternately, need 20 investors @ $5,000 per pop. This is as ground floor as they come. Office space leases out at $10-$30 per sq.ft in Toronto.
Commissions are as follows on eg. 10,000 sq.ft of space
list price per sq.ft: $15sqft.net, 5 year deal
Yearly net Lease costs: $150,000 per year
R.Estate Commissions to selling Broker:
through Multiple Listing Service:
1st Year: 8% (4% listing broker, 4% selling broker)
Years 2-5 3.5% (1.75% listing broker, 1.75% selling broker)
therefore Commissions to selling broker:
=(10,000*$15*4%)+ (10,000*$15*4*1.75%)
=$6,000+$10,500
=$16,500
Offertolease.com would be the selling broker,backed up by brokerage firms in various cities which get franchises.

If they renew for further five years there is another $10,500.
