Hi Chip (again) Sorry for not responding earlier but I went to bed early last night.... One more thing about direct real estate ownership as opposed to owning stock in a real estate company. As a direct owner, one gets the benefit of depreciation allowances which can be substantial in industrial warehouses. In many cases, the allocation between land and improvement can be 20%/80%. So, this allowance offset a good portion of the otherwise taxable income yielded by the buildings. This small (not so small), detail is often overlooked.
