I continue to be amazed that the consumer is not tapped out. Of course I have had a hard time believing this for the last two years. <ggg>

Your experience with inflation in NY is the same as we are experiencing here in Minneapolis. Our real-estate inflation where I live sounds like it is worse than yours.

We own land in North Dakota and it is going to cost us a lot more to generate a crop this year because of energy, fertilizer, etc. costs. We will put in a crop and harvest it, but if the selling prices do not give us a decent profit, we will not sell the crop. I don't know how many farmers will hold back there crop for higher prices, but some will. The only place I know of at the moment that can seed is in the Red River Valley in North Dakota. There is sufficient ground moisture. The rest of the growing area is so dry that the planted seed will not germinate without rain. It is getting interesting.
