Richard, since you are a long time REIT investor I'm surprised you made this somewhat miss leading statement, even though its true. If I were to purchase a shares on 6/4 in a stock that goes ex-dividend on 6/5 I would still get the upcoming dividend. As I would be the "shareholder of record" on the day when the company decides to record the dividend payout.
