This is one reason I am seeking advice here. If there is evidence that the CA real estate market is indeed peaking, then I can wait. Like the stock market, one never knows when it's the best time to buy or sell.

One clue that prices are peaking is the 45% annual increase in the median price......if that doesn't sound like a parabolic top, whether its the stock or the real estate market, I don't know what does.

Joe's suggestion to rent for a while I think is excellent advise. At the price levels it sounds like you guys are prepared to be at, holding back and checking things out is better IMO. R.E. agents will tell you that prices can only go higher but its been my experience that when prices are way out of line (as they are in Santa Clara/SF), a drop is not far behind.
