Anyway, your alternative, investing the down payment in financial markets has merit, but you can't overlook that
whatever your return is, it will be taxed, while real estate gains escape from taxation.


I initially invested spare investment cash in AMD at 30. Between 50 and 70 I put my savings that I planed to use for a down payment into AMD and started to use margin. At the time I figured I'd sell half if it reached 100. Now I have become more bullish. I basically send each new paycheck to my broker. I sold CSCO, GTW, IBM and MSFT to buy more AMD. I had 100 shares of AMD planing to sell half at 100. Now I have 200 shares and 5 call orders with no short term plans to sell except for the 1 order of July 95s.
The decision to invest the down payment in AMD rather then getting a house a few months ago was a good one even with the way house prices have risen in Fairfax. But few stock opportunities are like AMD in '99-'00. I might have the headache of big tax payments next year but I think I will be able to live with it. <g> If AMD follows Niceguy's predictions I wont be ready to retire but I will make more this year from AMD then from my job.

I do appreciate the posts about risks that AMD stock faces. They keep me from doing something like selling my car for more investment capital because walking 10 miles to work each day wont be so bad... <g>
