Trying to time real estate is so tough. Stocks are much easier :-) Those who waited the last couple of years have been slammed as rates have climbed 2% in addition to the appreciation. Of course, this is not a concern to cash buyers, but I'd imagine cash home buyers represent a small %. While I am one, I have kicked myself for almost two years now for not pulling out money at a ridiculously low, tax deductable rate in late 1998. I was so close to doing so, but didn't :-( I knew in my bones at the time that they money could be put in a CD even with a breakeven after tax rate within 12 to 18 months. Sure enough, you get more on ANY CD duration currently than that mortgage rate would have been.
