haim: "Banks lend 80% of a home and if those homes appreciated over 20% in the last two years it is a very risky loan as the owner equity can or will be wiped out very easily." They lend a hell of a lot more than that. There are 3% down programs, but the average is less than 10% down which compares with 20% in 1990.
