It was "deliberately driven" up by shameless promoters and hypesters and is now simply seeking it's true value. The business plan was poorly researched and not viable, imo. As regards PDK, airline flights out of similar airports generally face quite a bit of political opposition because of very vocal community groups composed largely of people who buy homes close to airports and then start complaining about the noise. harpo
