Dear Residents,
My husband and I moved into our new M/I home in September of 1999, only 10 months ago. Unfortunately, my husband received a transfer and we needed to sell our home. We found buyers for our new home and went about the inspection process. As inspections came back, there was notably high level of RADON found in our new home (6.4 to be exact).
As you read in the attached literature that follows, RADON is a cancer causing radioactive gas that is the second leading cause of lung cancer. The literature also states that an acceptable level of RADON for indoors is 1.3, but that there is no safe RADON level. A test reading of 4.0 is considered a risk level. Again, the level found in our home was 6.4
I spoke with the M/I Vice President, Steve Spencer regarding my concerns about the RADON in our home and asked that he compensate us for the price ($700) of mitigating the RADON from our home so that we could complete the selling of our new home. Mr Spencer stated that M/I is not responsible for RADON found in homes and that all homeowners signed a form stating this.
I have recently been made aware that builders such as Ryland, in our own Royal Run subdivision, install vents in their new homes to prevent RADON from ever becoming a problem. They do this as a precautionary measure to ensure the safety of its buyers. As an expecting mother (8 months pregnant), it is very unsettling for me to become aware of such a harmful, cancer-causing gas at high-risk levels in my 10 month old home. These feelings are compounded by the fact that M/I Builders state any lack of responsibility for RADON, while other builders within Royal run provide precautionary measures to prevent RADON from ever becoming a problem.
In my conversation with Mr. Spencer, I stated that I would be letting M/I community members be aware of the high-risk RADON problem that exists in my home and most likely in other M/I homes as well. I urge you to be most assertive in your dealing with M/I regarding this matter and have your home tested as soon as possible. The tests are about $125.00 and to mitigate the problem runs from $500-$2,500. The cheapest mitigation I found in the area was through RaTech at $700-$750. The number is 574-1854.
