T Bowl Your analysis lacks the effects of interest rate increases in the pipeline going forward. By failing to account for tight monetary policy, or perhaps you have and if you have please expand on this point somemore, you are basically stating that the trends you are assuming will continue with recent rate increases having no effect at all.
