David...I know this is a bit over generalized, but wanted to get your thoughts on the following...considering the purchase of a home in the NE in one of the more respected neighborhoods but have the usual fears that perhaps I am buying at the top of the market...further, folks here are paying asking price or better, which is indicative of a white hot market for sellers and builders (this is a new home)...good news is I'll be able to sell my existing home at a premium, but trading up to larger more expensive digs.

My question is do you think that we are seeing an overbought situation here and that appreciation of 10, 20 or 30% over the next 5-7 yrs is a thing of the past, or will the nicer neighborhoods continue to hold their value for years to come?...appreciate the input.
