What is that chance of the big payment being renegotiated ?? Since the onces aren't there, he can't expect to receive the big check.

It seems plausible that the terms could be reduced to a level more appropriate to the property's reduced value, whereby a smaller deposit might fly.

Not sure on the specifics of the agreement, just a thought.
