If you are in Rochester, you won't feel much in real estate compared to other places.

Hopefully, but you never really know. Real estate prices are way out of whack here, but it is due to a small town, lot's of money, and lack of housing. They're building new stuff left and right and I'd think at some point soon the market will be oversaturated. Mayo is adding another 7000-8000 people over the next few years, but it seems to me this is already being factored in by all the building going on now. I agree that it won't be as bad as most places, but there still will be some tough love. When the banks are giving away mortgages with 5% down, it doesn't take much. If I remember, you are up in Minnehopelis and there will be some serious tough love up there. I've got a few friends up there that bought houses only a few years ago and are sitting on a double.
