I know for a fact that the lenders in CA are much more lenient than those on the east coast. A close relative of mine moved from Boston to Silicon Valley last year. He was able to purchase a 600k home (20% down) near San Mateo with a slightly higher salary which, a year earlier, only allowed him to buy a home of $300k value outside of Boston. I believe the difference in interest rates were less than 50 basis points (in favor of the first case, in fact).
