Leases can be assumed; in fact a bankrupt co is absolved of the terms of its leases, no?? The leases will need renegotiated. Amazon was in such a hurry to expand it appears they are way over paying for what they received. I just do not understand why there was a such a rush. Maybe to look good for the capital markets for raising a lot of cash.
