It is my understanding that, at least on the residential side, existing home sales, housing starts, and median real estate prices have actually held up quite well, though I've heard that for some strange reason the high-end residential market in parts of N. California isn't quite what it was. The statistics have conflicted both with my expectations and with the experiences of my friends trying to sell houses (in So. Cal), and I do wonder if the numbers won't soon catch up to the rest of the economy, or even begin to lead it down. If there's a hard landing, or worse, it wouldn't be hard to imagine real estate on all levels suffering a precipitous pullback and becoming a major source of weakness. Still, as long as unemployment hovers around 4% (until recently thought unattainable) and residential real estate construction and sales remain at or near recent levels, we're far from economic crisis.
