But, commercial real estate vacancies and prices ALWAYS lead economic downturns by at least 6 a year. And have for the last 50 years.

Vacancy rates are still tight and cap rates are still low (meaning high prices).

As for residential-- they really mean nothing-- they are more regional than national.
