Agreed - but my point is that real estate prices elsewhere aren't in what I'd call a bubble. One reason the national average for real estate prices is higher is that speculative builders are building larger, more expensive houses - locally, very large, very expensive houses on very small lots - what they call "McMansions." I doubt that the value of my own older home went up much in the last year - maybe 7%.
