Pete, You have obviously given this a lot of thought. My questions: How do you enforce high density housing, and how do you retroactively implement it? How do you provide public rail transportation in a mature residential area? Your solutions seem to work well if you are building a new SV on a virgin piece of land. I suppose we could bulldoze the place and start over. John
