I think you may see it in new construction of commercial/ light indusrtrial. they can spread the fixed cost over the life of their finacing, pack it into the rent, and escalate that while the cost remanis flat.I wont go into the gerimandering that goes on with businesses in Ca now but suffice to say, when a developer can say their facility is self suffiecent (immune to blackouts/hiccups/government regs) it is a selling point.. Problem is, no one wants to move new busimnness into CA now.

Gotta go, the girls will be home soon and I'm not done with the vacuuming. LOL!!!
