Yes, "ultimately" is indeed an operative word, and it leads me right back to my prior thought, VBG, what else COULD it lead a reasonable person to think?. You say yourself that from the beginning there was rent to be paid with an option to purchase! VBG. You call that no strings attached? Whatever! It leads me, for one, to my prior thought once again VBG. I really don't think the IRS considers such a deal a gift. I know, when I've paid rent, they never thought I'd received a gift, VBG. And when folks I've known paid rent with an option to buy, only to forfeit all potential equity they'd built up right back into the owners hands, by leaving without consummating the option, the IRS didn't think THEY had received a gift either, LOL, far from it.
